With numerous new builds nearby, the inventory and competition are higher here than in most surrounding areas. This increased competition can impact both the marketability and pricing of your home, making it essential to understand where your home fits in. Some areas within Victoria Park are affected more than others, so be sure to evaluate your specific section.

2) Victoria Park’s Extensive HOA and Fees Victoria Park’s HOA is extensive and sometimes confusing for both potential buyers and current residents. One key factor to keep in mind is the Community Enhancement Fee. This fee, charged to buyers at closing, can add up quickly, especially with additional entry fees like the Capital Contribution fee and the transfer fee. These fees can easily total thousands of dollars, so make sure you’re disclosing them properly to avoid unexpected costs down the road.

3) Diverse Builders, Diverse Pricing Victoria Park isn’t a “one-size-fits-all” community. Homes here were built by different builders over various years, so even homes with similar specs may have vastly different price ranges. For instance, a 2-bedroom, 2-bathroom home built by Kolter could be priced much differently than one built by D.R. Horton, even if they look similar on paper. Builders in V.P. include Kolter, Shea, David Weekley, St. Joe, Arthur Rutenberg, Ryan, and more. Understanding these differences is crucial to get the right comps and pricing, which will lead to a smoother transaction.

4) Amenities Vary by Section Not every resident in Victoria Park has access to the same amenities. For example, Victoria Gardens residents can enjoy both their own clubhouse amenities and those of the broader V.P. HOA, but they can’t use Victoria Oaks amenities without paying extra. Meanwhile, Victoria Oaks residents can use their own amenities plus the general V.P. HOA facilities but would also pay more for certain additional perks. Confused yet? Just make sure you know the specifics so you can properly advertise your home’s unique amenities.

5) For Sale Signs Victoria Park has specific rules about for sale signs. The usual yard signs aren’t allowed, and technically, Victoria Oaks doesn’t allow signs at all.
