What This Calculator Estimates

This estimator focuses on the potential change to the homestead exemption for non-school property taxes based on the assessed value and location you enter.

It is designed to help homeowners better understand how that portion of the proposed amendment could affect their property tax bill if the amendment is approved.

The estimate does not account for every provision of the proposed amendment, future changes in assessed value or millage rates, individual eligibility, or other exemptions that may apply to your property.

What Would Change If the Amendment Is Approved?

The proposal changes how much of a homesteaded property’s assessed value is exempt from non-school property taxes. The exemption reduces taxable value before the applicable millage rates are calculated. It is not a $150,000 or $250,000 tax credit.

TODAY | 2026

Up to $51,411

Exempt from non-school property taxes

Florida’s standard homestead exemption includes the first $25,000 of assessed value, plus an additional inflation-adjusted exemption for non-school taxes. For the 2026 tax roll, that additional amount is $26,411, for a combined non-school exemption of up to $51,411.

For school district taxes, the standard homestead exemption is $25,000.

IF APPROVED | 2027

$150,000

Exempt from non-school property taxes

Beginning in 2027, the proposal would exempt the first $150,000 of assessed value from non-school property taxes for qualifying homesteads.

The larger exemption would not apply to school district taxes.

IF APPROVED | 2028

$250,000

Exempt from non-school property taxes

Beginning in 2028, the non-school homestead exemption would increase again to the first $250,000 of assessed value. The $250,000 amount would begin adjusting for inflation in 2029.

SCHOOL
TAXES

The proposed $150,000 and $250,000 exemptions apply to non-school property taxes. The standard homestead exemption applicable to school district taxes remains $25,000 under the proposal.

NEW FLORIDA RESIDENTS

Property owners who were not permanent Florida residents on December 31, 2026 would not immediately receive the larger exemption. Under the proposal, they would receive the existing-style exemption during their first five years, with the larger exemption available after five years, subject to the proposal’s terms.

This estimator focuses on the proposed homestead exemption changes. The amendment includes additional property-tax provisions that are not modeled by this calculator.
